Contingency - A contingency of £70,000 has been recommended and an allowance for inflation should be included but will vary dependant on the commissioning date.

Professional Fees - Fees to a maximum of £306,980 to be added, though it is accepted on a project of this scale that there will be significant scope for negotiation on this figure.

Phasing - The project can be broken in to phases:

Accessible Bedroom - An additional sum needs to be added for the fitting out of a fully accessible bedroom, including hoists, bath, etc) to ensure full DDA compliance and to provide a teaching resource for Hospitality courses and Health and Social Care teaching. An approximation of £30,000 is suggested, though this may be reduced if incorporated in to a larger refurbishment programme.

Estimated Total Costs - If the project were to proceed in the third quarter of 2008, then a total build price of £2,360,133 has been suggested as a best estimate at this stage, i.e. without detailed specification and bill of quantities.

Savings - As the removal of the south wing of the Boarding House is scheduled for August 2008, there would be scope for amalgamating the two projects. Cornwall County Council has guaranteed the sums required for the demolition and make-good of the exposed gable. A considerable sum could be saved in terms of professional fees, plant, machinery and the removal of the need to make good and rendering.
